Why are the screws backing out of my metal roof?
Exposed-fastener systems rely on gasketed screws that move with thermal cycling; over the years they can loosen and the gaskets harden. Correcting them — sometimes with oversized replacements — is normal maintenance for these systems, not a sign the roof has failed.
My metal roof leaks at a vent pipe — is that common?
Penetrations are the most common leak points on metal roofs. Boots and collars age faster than panels and must accommodate panel movement. Replacing the boot with a compatible detail usually resolves it without touching the field.
Can a dented metal panel be repaired?
Cosmetic dents that do not compromise the coating or seams can often stay. Damage that breaks the coating, opens a seam or holds water justifies panel-level repair or replacement of the affected sheet, which is practical on most profiles.
How is standing-seam maintenance different from screw-down metal?
Standing seam conceals its fastening on clips, so routine gasket maintenance largely disappears; attention shifts to flashings, penetrations and sealant joints at terminations. Screw-down systems need periodic fastener checks as a matter of course.
